Why larger rooftop tanks need professional cleaning

At this size, a tank is usually too tall and too deep to clean properly from the top. Someone has to go inside, which on a roof platform means working in a confined, slippery space at height. The volume of water also matters: draining 4,000–5,000 litres through the outlet would push all the loosened sludge into the building's pipes. Our team drains with a motor, vacuums out the sludge and scrubs from inside, with a second person outside the tank.

What we often find

Large rooftop tanks are usually filled by a powerful pump several times a day. The incoming flow stirs up the floor, so sludge here tends to be spread more evenly and finer than in a sump. The upper walls — exposed to air and heat as the level drops — collect a brown or greenish film. Fittings such as float valves and level sensors trap slime and are cleaned individually.

Time and access

Allow more time than for a household tank — typically one to two hours depending on sludge and access. Please make sure:

• The roof door and any ladder to the tank platform are accessible.
• The pump filling this tank can be switched off.
• Other occupants of the building know the tank will be empty for the duration.
