Planning a building-tank cleaning

A tank this size usually supplies many households or a whole institution, so the main planning question is how long the building can be without it. We'll give you an estimated time when confirming the slot, and recommend:

• Notifying residents a day or two in advance so they store water.
• Cleaning the underground reservoir first if it feeds this tank, so the clean tank isn't refilled with sediment.
• Choosing an early-morning slot so the tank can refill before evening demand.

Working safely at height

Large overhead tanks are often on raised platforms or water-tower structures, with a ladder to a manhole on top. Our team treats the inside of the tank as a confined space — ventilating it, keeping a second person at the manhole, and using a ladder or rope access appropriate to the structure. If the access ladder is damaged or the manhole is very small, tell us beforehand.

What builds up in large overhead tanks

Because these tanks are filled by high-capacity pumps from a reservoir, they collect whatever the reservoir sends up — fine silt that settles evenly across the floor. Large tanks also have more wall area exposed as the water level drops during the day, so biofilm and staining on the upper walls are common.

Annual schedules for buildings

Buildings with tanks of this size are usually best served by an annual maintenance contract, which fixes the dates for the year and keeps a photo history of every tank.
